A practical overview of what transfers with the real estate purchase — organized by area of the property for ease of buyer review.
Note: This page is intended to provide a practical overview of the furnishings, fixtures, and equipment included with the purchase of the real estate. It is organized by area of the property for ease of reference and is not intended to serve as the final legal inventory or FF&E schedule. A comprehensive, room-by-room FF&E schedule — identifying included items by specific room and location — will be provided to qualified buyers.
All nine guest rooms are substantially furnished and equipped for continued hospitality use.
Room furnishings vary by room size and configuration. The items listed represent the categories of furnishings present across the guest room inventory, not a specific count in each room. The room-by-room FF&E schedule will be provided to qualified buyers.
Included with the real estate
Furnishings throughout the shared spaces of both buildings are included with the real estate.
This includes the front parlor, sitting areas, breakfast room, and common-area corridors. Built-in furnishings and fixed cabinetry are structural elements of the real estate and transfer accordingly.
Included with the real estate
The property includes a collection of custom lighting fixtures designed and fabricated by Conant Metal & Light of Burlington, Vermont — each commissioned specifically for this property in 2015.
These pieces were conceived as permanent architectural elements of the buildings, not decorative accessories. They are integral to the character of the spaces they occupy and transfer with the real estate as fixed features of the property.
Included with the real estate
The well-equipped inn kitchen features the principal appliances installed in 2015, including a large refrigerator, a double convection oven, two induction cooktops, and two dishwashers, supporting efficient preparation and cleanup for daily guest breakfasts.
These appliances have been maintained throughout the current ownership period. Installed cabinetry and all fixed equipment are included with the real estate.
Included with the real estate
The property’s heating and laundry infrastructure is included with the real estate.
Both buildings are served by well-maintained pre-existing boilers, serviced and repaired as needed throughout the current ownership. Bedding and towels are handled through a commercial linen service; the washers and dryers are used for bathrobes, napkins, and light laundry.
Included with the real estate
Equipment and improvements serving the exterior and grounds are included with the real estate.
The EV charging station is located on the back kitchen porch of the Main House and was installed in 2022 for innkeeper use. Specific outdoor furniture pieces will be identified in the room-by-room schedule.
Included with the real estate
The property’s existing technology infrastructure is included with the real estate, with the limitations noted.
The electronic door lock system hardware is included and has been in operation throughout the current ownership. Light-duty Blink security camera system hardware is included.
Included with the real estate
The following historic elements are integral to the real estate and transfer with the property.
These features are structural or architectural elements of the buildings — not removable improvements. They are among the defining characteristics of the property and have been carefully preserved throughout the current ownership.
Included with the real estate
The following are personal property of the current innkeepers and are not included with the real estate sale unless separately negotiated in writing.
Items displaying the current operating business name, logo, or branding are not included with the real estate unless separately negotiated as part of an acquisition of the operating business. Examples include branded coffee mugs, branded cutting boards, printed guest materials, and similar branded operating assets.
A buyer acquiring only the real estate will open under their own brand. The operating company — including its trade name, digital assets, and branded materials — may be available for separate acquisition. Buyers interested in the operating business should discuss this with the listing broker.
Owner’s Quarters — Specific Items: The large round table and two wicker chairs currently located within the owner’s quarters are personal property of the current innkeepers and are not included with the real estate sale.
A comprehensive, room-by-room FF&E schedule — identifying included items by specific room and location — will be provided to qualified buyers.
The schedule identifies included furnishings and equipment by specific room and location across both buildings. Buyers are encouraged to review this schedule carefully with their advisors.
