All nine guest rooms are substantially furnished and equipped for continued hospitality use.
Room furnishings vary by room size and configuration. The items listed represent the categories of furnishings present across the guest room inventory, not a specific count in each room. The room-by-room FF&E schedule will be provided during due diligence.
Included with the real estate
Furnishings throughout the shared spaces of both buildings are included with the real estate.
This includes the front parlor, sitting areas, breakfast room, and common-area corridors. Built-in furnishings and fixed cabinetry are structural elements of the real estate and transfer accordingly.

The inn kitchen is equipped for breakfast service and daily hospitality operations.
Installed cabinetry, appliances, and refrigeration are included with the real estate. Equipment is appropriate for the property’s current service model and has been maintained throughout the current ownership period.

Both buildings are served by well-maintained pre-existing boilers, serviced and repaired as needed throughout the current ownership. Bedding and towels are handled through a commercial linen service; the washers and dryers are used for bathrobes, napkins, and light laundry.

The EV charging station is located on the back kitchen porch of the Main House and was installed in 2022 for innkeeper use. Specific outdoor furniture pieces will be identified in the room-by-room schedule.

The electronic door lock system hardware is included and has been in operation throughout the current ownership. Light-duty Blink security camera system hardware is included.

The following are personal property of the current innkeepers and are not included with the real estate sale unless separately negotiated in writing.
A buyer acquiring only the real estate will open under their own brand. The operating company — including its trade name, digital assets, and branded materials — may be available for separate acquisition. Buyers interested in the operating business should discuss this with the listing broker.
Owner’s Quarters — Specific Items: The large round table and two wicker chairs currently located within the owner’s quarters are personal property of the current innkeepers and are not included with the real estate sale.
