Building Systems

Heating, Fire Protection & Infrastructure

Heating

Eight of the nine guest accommodations have individually adjustable zoned heating, allowing guests to set their own preferred temperature.

As with any actively operated Victorian structure, some heat transfer naturally occurs between adjacent rooms and vertically stacked spaces. This is characteristic of the building type and should not be mistaken for a system deficiency. Both buildings are served by well-maintained boilers, serviced and repaired as needed throughout the current ownership.

Fire Protection

The property is served by two independent sprinkler systems — one serving each building. The systems operate independently of each other.

Nine portable fire extinguishers are distributed throughout the property and receive professional inspection annually.

Additional Systems

Other infrastructure serving both buildings includes:

  • Upgraded electrical service throughout
  • Natural gas service to both buildings
  • Electronic door lock system (hardware included)
  • Water filtration systems (inn kitchen and owner’s quarters)
  • Seasonal humidification (basement and owner’s quarters)
  • EV charging station (back kitchen porch, Main House, 2022)
The Owners’ Story

What It Means to Build Something Like This

When the current owners first began looking for a Vermont inn in 2014, they weren’t searching for a business in the conventional sense. They were looking for a new happy life — a specific kind of life that they had thought carefully about, planned deliberately for, and pursued with intention.

They found it here.

From the very beginning, ownership meant far more than simply operating an inn. Over the past eleven years, nearly every part of the property has received thoughtful attention — from interior repairs, mechanical and plumbing improvements, and electrical upgrades to new furnishings, bathroom renovations, exterior restoration, and countless preservation projects both large and small. The result is a property that honors its historic character while benefiting from years of careful modernization and continuous reinvestment.

They purchased this property in 2015 and have operated it ever since — not as absentee owners or seasonal operators, but as full-time resident innkeepers who lived on the property, knew every room, personally welcomed thousands of guests, and continuously invested in its care, preservation, and long-term success.

What they built is documented in the numbers. A 4.9 on Google (219 reviews, as of July 2026). A 4.8 on TripAdvisor (514 reviews). Hundreds of reviews from guests who came once and returned, or who came for a weekend and extended their stay, or who simply wrote to say that staying here reminded them of why they love Vermont.

The owners are selling because they are ready for the next chapter — not because anything went wrong, but because something went right. They accomplished what they set out to accomplish. The property is in impressive condition, the reputation is strong, and they are passing it on from a position of genuine satisfaction.

A resident owner-operated property that has been genuinely loved for over a decade — its systems upgraded, its historic character preserved, its reputation earned one guest at a time — does not come to market often.

Included in the Sale

Owner’s Quarters

The third floor of the Main House is entirely private innkeeper space — a self-contained living area separate from guest rooms, included in the real estate sale.

The third-floor owner’s residence was created by a previous owner through finishing the attic. It is comfortable and functional. It is not presented as recently renovated luxury residential space. The existing refrigerator and range are older, fully functional appliances that may eventually be replaced by a future owner at their discretion.

Property Condition

Ongoing Stewardship

This property has been thoughtfully maintained and continuously improved over more than a decade of owner-occupied stewardship. The improvements documented on this page are not aspirational — they are the record of what has been done.

At the same time, as with any actively operated Victorian property dating to 1886, future owners should anticipate routine cosmetic maintenance consistent with responsible long-term ownership. This is not deferred maintenance — it is the ordinary rhythm of caring for a historic building in active hospitality use.

Items a future owner will likely address over time, as a matter of routine stewardship, include:

  • Repainting selected interior areas
  • Refreshing limited exterior areas that are difficult to access
  • Localized refinishing or repair of flooring in certain non-guest areas
  • Adjustment or replacement of some window screens exhibiting minor wear or alignment variation

Carpeting

All carpeting was replaced in 2015 and remains in very good condition. Its condition has benefited from the property’s long-standing indoor no-shoes policy, which is a characteristic of how this inn has been operated.

Romantic Suite — Whirlpool Tub

The whirlpool tub in the Romantic Suite was replaced in 2015 and remains in very good condition. The suite experiences relatively moderate wear given its premium positioning and the two-night minimum stay requirement.

The asking price reflects the property’s documented improvements, overall condition, remaining routine stewardship items, and current market considerations.

After more than a decade of consistent investment, careful preservation, and continuous operation, this property is well-prepared for its next steward.

A Foundation Worth Building On

More than a decade of continuous refinement, documented improvement, and owner-operated care produces something that cannot be purchased off the shelf: an established operating philosophy, tested workflows, and accumulated knowledge built through more than eleven years of stewardship.

For buyers who value continuity, this foundation may be available through optional acquisition paths — available to qualified buyers through separate negotiation.
